  • Formulating and implementing strategies to maximize rental and occupancy within the mall.
  • Conducting market research and market benchmarks of rentals and occupancy cost with analysis to identify, prospect and ensure right tenant mix.
  • Attend all leasing enquiries, secure appointments and assist to identify prospects and secure new tenants.
  • Handle lease negotiations for new leases and renewals
  • Prepare and follow up on all lease documents to ensure its completion; update leasing reports and schedule.
  • Tenant coordination from executing contract to handover of tenant spaces and commencement of fit out through to trading.
  • Ensuring the delivery condition of each tenant is met.
  • Managing monthly leasing reports and tenants' performance reports
  • Oversees the administration and integration of marcom functions in order to ensure improvement of the performance of tenants, tenancy and leasing operations for the purpose of actualizing target rental income budget and plan occupancy level.
  • Responsible for preparing annual rental budget and rental forecast as well as management reports
  • Addresses tenants concerns with definite timeline and extend assistance to other departments to achieve team goals and objectives.
  • Develop and maintain relationships with prospective and existing tenants
  • Assist in collection process.
  • Attend to lease management matters and any other duties as assigned

Job Requirements:

  • Candidate must possess a Degree in Business, Marketing and Real Estate or equivalent.
  • Minimum 5 years’ of relevant experience in retail mall leasing
  • Good knowledge of commercial/retail leasing, market movements and real estate development plans in Malaysia.
  • Has strong retail contacts and good networking within the retail industry
  • Good command of written and spoken English
  • Strong communication and interpersonal skills as well as strong negotiation and presentation skills
  • Able to work independently in a fast-paced environment
  • Resourceful, hands on and good team player with a high level of initiative
